Mr. ICONIK
Nick Yassin
I help first-time buyers get into a home without getting robbed on the way in.
Twenty-three years inside this business. I'll tell you what everything on your paperwork actually costs, in plain words, before you sign it.
Thirty minutes. No charge, and no credit check on this call.

Why this is so confusing
It's not complicated. They made it complicated on purpose.
Somebody sells you credit repair. Somebody sells you a rate-alert app. Somebody sells you a course on getting ready to be ready. Somebody tells you that you need twenty percent down.
Ask one question about any of it: who makes money if you wait another year?
Not you. Every single one of them needs you renting for one more lease. Nobody in that chain gets paid when you own a house.
Every dollar of rent is gone the second it leaves. A mortgage payment buys you a wall you own. The Federal Reserve counts it: the median homeowner is worth about 38 times the median renter. Thirty-eight. Not double — thirty-eight.
I'm not smarter than those people. I was in the building. Twenty-three years watching how the machine gets built, and watching it work on people who trusted it. Once you've seen it you can't unsee it.
“Made the entire process from A-Z simple and easy. Got me done and on the table ready for closing in 2 1/2 weeks. Thank you Brother for making this happen.”
— Mazen S.
What I can place
When others say no.
FHA
Lower down payment, flexible credit history.
VA
Earned benefit financing for service members.
USDA
Rural and suburban eligibility, no down payment.
Conventional
The standard file, run properly.
DSCR
Qualified on the property's income, not yours.
Bank statement
Deposits tell the story for self-employed borrowers.
Fix & flip
Short-term capital for acquisition and rehab.
Jumbo
Above conforming limits, structured to the file.
Foreign national
No US credit profile required.
Commercial
Mixed use, multifamily and small balance.
Two hundred and fifty lenders on the desk. When one says no, that's one opinion, not a verdict. I go shopping.
“Nick was able to navigate us through the lending experience and successfully get us to the closing table — even when we didn't think it would be possible.”
— Sadira R.
The mortgages made easy method
Four steps. No acronym.
Every competitor's process is a five-letter acronym with a trademark symbol. Mine is four plain sentences, on purpose. A method you need decoding is the same trick as a form you can't read.
01
Show you it's not as bad as you think.
Most people arrive certain the number will be impossible and that they won't qualify. The first win isn't a document or an approval. It's a realization. Nothing else works until that happens.
02
Run your numbers. Not the numbers.
Not a calculator. Not general advice. Not what people usually need. Your income, your rent, your debts, your situation, worked through with you. Generic education keeps you a spectator.
03
Show you what nobody told you.
Seller credits toward your closing costs. Tax prorations from the seller. What actually counts against your debt-to-income, which is almost never what you assumed.
This is the step every other loan officer skips, and it's the one that does the heavy lifting. You thought it was complicated. It turns out three things you'd never heard of change the whole picture.
04
You believe it, and then you move.
Belief comes after the arithmetic, never before it. Nobody talks you into anything. You get shown the math until the conclusion is your own. That's why it holds up later, when the process gets hard.
It's 100% possible and I have your back. We're going to make this happen one way or another.

1996
They called me Chef.
Imperial Crown Records. I started it at sixteen — chopping it up on the ones and twos and cooking beats in the kitchen, which is where the name came from. My family still calls me that.
I put Kanye West on his first credited independent release.
Then my daughter was born. I was seventeen. That ended the music, and I have never once been sorry about the trade.
After that: cars. A Subway franchise. Broke — properly broke, more than once. Then twenty-three years in mortgage, learning the part of this business nobody films.
Every other loan officer is a headshot in a quarter-zip in front of a beige wall. I'm not competing on rate. I'm competing on being the only person in this category worth listening to.
The part nobody advertises
I pick up.
The hardest thing about this isn't the paperwork. It's picking a person and hoping he doesn't disappear on you halfway through, after he already got what he needed from you.
Four of my clients mentioned the same thing in their reviews without being asked. None of them mentioned a rate.
“I love that he was available to answer my calls at different times. He was even at the closing to make sure that everything went smoothly, even though he didn't have to. He was able to make my house, my home!”
— Luis S.
What to do tonight
Find your loan estimate — the one your lender already sent you. Turn to page two. Look at Section A, line one.
That number is the price of your loan, and almost nobody explains it.
That's a different thing from the call — no appointment, just send it over.
“Being first buyers with no clue on where to start, Nick & Mimi were always there to guide us.”
— Nancy N.
